I first meet Melody at a open house and was not ready to buy at the time. She set me up and emailed me properties for approximately a year before I was actually ready to sell. She came to my home and suggested some additional things I should do to showcase my home for sale. I took her advise and was very successful in getting the price I wanted for my condo given the market. During the sale, the condo experience a flood in the common area that affected my property with water damage as well. Even with holes in the wall and the carpet being removed in the common area of the building, we were still successful in selling my condo. When it came to me now being the buyer, she was very accommodating as I was taking my 81 father with me to look at new places. She had the patiences to work with my Father as well as myself. Melody was with me in every step required to sell and buy in a very short time period and did her absolute utmost to do what it took for me to sell and buy. I would highly recommend Melody anytime for anyone selling and/or purchasing a property. I would nto hestitate to have Melody assist me, should I venture into the real estate market again.
Melody was very knowledgeable and helpful through both a buying and selling process. She was adaptable and responsive to our family's specific needs, and was able to facilitate any negotiations in a timely manner. I would strongly recommend Melody as a caring and professional Real Estate Agent.
I am a real estate lawyer. I was contacted by an Advocate for a Senior. The Advocate felt the Senior was being taken advantage of because of her age and circumstances, in the sale of her home. She had accepted a private agreement with a Buyer. The Buyer had offered her a price, and after the Senior broke her hip, he took further advantage of her by offering $20,000 less than the initial price. The Senior felt vulnerable and agreed to sell her home at the reduced price. I contacted Melody Kilbank, Re/Max Real Estate. She was able to provide me with a desktop valuation within the day. We both agreed the Senior had seriously undervalued her home at the initial price, never mind the reduced price! I was able to get the Senior released from the transaction. I referred the Advocate to Melody. She listed the property for $60,000 more than the private sale. Melody did an outstanding job assisting the Senior to sell her home. She referred a professional cleaning company to prepare the home to sell. She was able to bring in a property inspector who assessed the source of water issues in the basement. As well, she brought in a professional to quote on the remediation. After less than a month on the market Melody was able to secure a transaction which, after all fees were paid, the Senior netted about $30,000 more than the private sale. It was important for my client that Melody took the time to fully explain to her the whole situation and give her an understanding of the process that is required to properly list a property for sale. That gave the Senior comfort knowing that she was being properly represented. I would recommend Melody Kilbank, Re/Max Real Estate, to assist any Senior in the sale of their home.
I am a senior. It was time for me to downsize. I needed to sell my home. While in the middle of a private offer, I broke my hip. The buyer tried to get me to reduce my price by a further $20,000. At this point a friend advocated for me and referred me to a lawyer. He was able to put this deal to rest. I then had an offer from another private buyer. They were willing to buy my home for a similar price as the reduced price. My lawyer referred me to Melody Kilbank, ReMax. She explained to me how I was seriously under valuing my home. My advocate was able to release me from the second private deal. I listed with Melody at $60,000 higher based on comparable properties she showed me and the current condition of my home. I had some water issues in the basement and Melody was able to get a home inspector in to assess the source of the water. Melody was also able to get a professional estimate on how the problem could be fixed. It was not as serious and expensive a problem as I had thought. I was concerned about the timing of my sale as I needed to sell as quickly as possible. Melody had the property sold within less than one month, and that was even over Christmas! After all the fees I paid, I was able to net almost $30,000 more than from the private offers I had received. Being represented by a REALTOR(R) was a good decision for me. I appreciated Melody’s constant communication and personal interest in my circumstances!
